1. Reservations
All reservations at Terracota are subject to availability and confirmation of the applicable payment.
A reservation is considered confirmed once the payment conditions presented at the time of booking have been fulfilled.
Accommodation rates, cleaning fees, pet supplements and any additional services are those presented and accepted at the time of booking.
All applicable prices include VAT at the statutory rate, where applicable.
Bookings made through third-party platforms such as Airbnb or Booking.com are also subject to the payment, cancellation and booking conditions established by the respective platform.
2. Payments
Available payment methods will be presented during the booking process.
For reservations made through third-party platforms, payments will be processed according to the methods and conditions established by the relevant platform.
3. Pre-check-in and Guest Identification
Before arrival, the reservation holder may be asked to provide the information required to prepare the stay and comply with the legal obligations applicable to Local Accommodation in Portugal.
This may include the expected arrival time, total number of guests and legally required identification information.
The number of guests may not exceed the maximum capacity of the house or the number indicated and accepted in the reservation unless previously agreed with Terracota.
Foreign guests must provide the identification information required for the legally mandatory reporting to the relevant Portuguese authorities.
4. Cancellation Policy
For reservations made directly with Terracota, the cancellation conditions communicated and accepted at the time of booking shall apply.
For bookings made through third-party platforms, the cancellation policy associated with the reservation on that platform shall apply.
Any change of dates is subject to availability and prior agreement.
5. Stay Conditions
The reservation holder must be at least 18 years old and remain at the property during the stay unless otherwise agreed in advance.
Guests under the age of 18 may only stay at Terracota when accompanied by a responsible adult.
Smoking is not permitted inside the house.
Parties, events and visitors who are not included in the reservation are not permitted without prior authorisation.
Guests are expected to treat the house, furniture, equipment, gardens and surrounding spaces with care and respect.
Any damage or malfunction occurring during the stay should be reported as soon as possible.
6. Pets
Terracota welcomes pets subject to prior notification and confirmation.
A supplement of €40 per pet, per stay applies unless different conditions are presented at the time of booking.
As a general rule, a maximum of two pets is permitted, subject to prior confirmation.
Guests are responsible for properly supervising their animals and for any damage or extraordinary cleaning requirements resulting from their stay.
7. Check-in and Check-out
Check-in is normally available from 3:00 pm.
Whenever the preparation of the house allows it, an earlier check-in may be arranged subject to prior confirmation.
Check-out is by 12:00 noon.
Any changes to these times must be agreed in advance.
Instructions regarding arrival, departure and the use of keys will be provided before or at check-in.
8. Cleaning, Bed Linen and Towels
Terracota will be clean and prepared before arrival.
Bed linen and towels appropriate to the number of guests included in the reservation are provided, together with essential welcome amenities.
Guests are expected to maintain the house in a reasonably clean and organised condition throughout their stay.
At check-out, the property should be left in an appropriate condition and rubbish should be disposed of in the designated containers.
Extraordinary cleaning or damage beyond normal use may result in additional charges.
9. Equipment, Furniture and Objects
All equipment, furniture, decorative items and artworks at Terracota form part of the property and should be treated with particular care.
Items must not be removed from the property or significantly repositioned without permission.
If guests are unsure how to operate any equipment, they should contact us before attempting to use it differently from the instructions provided.
10. Maintenance and Unexpected Situations
Any issue involving electricity, water, gas, internet, equipment or other facilities should be reported as soon as it is noticed.
We will make every reasonable effort to resolve any issue as quickly as possible. Certain interventions may, however, depend on the availability of external technicians or service providers.
While always respecting guest privacy, access to the property may occasionally be necessary in cases of urgent maintenance, safety concerns or emergencies.
11. Baby Cot and Extra Bed
A baby cot or additional bed may be requested in advance and is subject to the configuration and capacity of the house for the relevant reservation.
Any applicable additional charges will be communicated in advance.
12. Noise and Respect for the Surroundings
Terracota is located in a quiet residential area of São Brás de Alportel.
Guests are asked to respect our neighbours and the peaceful character of the surrounding area, particularly during night-time hours.
Illegal activities, behaviour that puts people or property at risk, or use of the property for purposes unrelated to the accommodation are not permitted.
The reservation holder is responsible for the behaviour of all members of their group.
13. Safety
Guests are responsible for using the house and its facilities in a prudent and safe manner.
When leaving the property, guests should ensure that doors and windows are properly closed and that equipment which does not need to remain in operation is switched off.
The swimming pool, outdoor areas, stairs, rooftop, bicycles and other facilities must be used responsibly. Children must remain under appropriate adult supervision.
Any situation that may represent a health or safety risk should be reported immediately.
14. Liability
Terracota cannot be held responsible for events outside the property or beyond its reasonable control, including interruptions to public utilities, external works or noise, weather conditions, acts of third parties or force majeure events.
Photographs and descriptions are intended to provide an accurate representation of the property. Minor changes to decoration, furniture or the arrangement of certain elements may occur without constituting a material change to the accommodation.
Guests remain responsible for their personal belongings throughout their stay.
Items found after check-out may be returned upon request, with any shipping or delivery costs being borne by the guest.
15. Breach of these Conditions
Serious breaches of these Terms and Conditions, misuse of the property or behaviour that compromises safety, the integrity of the house or the peaceful enjoyment of the surrounding area may result in termination of the stay where legally permitted.
16. Applicable Law
These Terms and Conditions are governed by Portuguese law.
